A typical inspection should take approximately 2 1/2 to 4 hours. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on. As a courtesy to sellers, we recommend that they be informed of the timeframe in a pre-purchase home inspection situation.
We inspect the major systems of the house. These include -
- Lot grading and drainage.
- Exterior walls, windows and doors.
- Porches, decks and handrails. Garage and carport.
- The roof, gutters and chimneys etc.
- Foundation, basement, crawl Space and structure.
- Heating, electrical and plumbing systems.
- Kitchen, bathrooms and laundry areas.
- Attic Insulation and ventilation.

- A professional visual evaluation and non-invasive inspection of all readily accessible systems, components of the home.

Definitely although it's not compulsory. The inspection can be a valuable learning experience for most homebuyers. Some clients prefer to go off for a coffee and return towards the end of the inspection as a typical inspection can take 3+ hours.
You don't have to take notes during the inspection. We will document everything in a written PDF format report.
Absolutely! Its best to write down your questions you'd like to ask as you walk around. When the inspection has been completed we will go through our inspection summary findings with you, there will also be time to address all of your questions and concerns.
We recommend that you not bring your family; this is a technical evaluation, and you will be interacting with the inspector — the fewer distractions, the better.
You do receive a written report. It would be unfair to ask you to remember all of the things we cover during a home inspection. The report includes a summary of the condition of the home and details on all the major systems of the home. It is delivered in PDF format to your email address within 24 hours after the inspection. We can supply a printed hardcopy in a folder for an extra fee.
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor. It improves your odds of good health but there is no guarantee or warranty. Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house.
Our inspectors are members of the Home Inspector Association BC (HIABC) and licensed through Consumer Protection BC (CPBC).
Our inspector is ready to serve you quickly but we recommend that you allow at least three days to arrange for a home inspection. Xray Home Inspections however will try to meet your needs as required.
Only you, the report belongs to you and no one else can access the report without your permission. If you want the report PDF emailed to someone else please provide their contact information in the Contract where it asks "The Client authorizes the Inspector to disclose the Inspection Report - to the following third parties only".
