    Pre-Listing Inspection for sellers

    This type of home inspection follows the same Scope Of Inspection as a buyer’s inspection (pre-purchase inspection) and the costs are the same.

    So why is a pre-listing inspection a good idea?, here’s a few things to think about –

    • Firstly, you will have a detailed inspection report listing any deficiencies, some small and maybe some more significant. This will inform you of any repair or replacement recommendations prior to listing your home for sale.
    • The report and any deficiencies either repaired or not may help you and your real estate professional arrive more easily at your homes listing price.
    • For a showing you could leave a copy of the pre-listing inspection report maybe on the kitchen counter along with any invoices or receipts for any repairs carried out so potential buyers viewing will now see disclosure of any property issues upfront. I always suggest it’s a good idea to highlight any deficiency recommendations in the report that have been repaired or replaced so the potential buyer doesn’t miss something that could sway their interest in proceeding with an offer. A well-maintained home shows very well.
    • The potential buyer will still likely have a pre-purchase home inspection carried out as time may have passed since the pre-listing inspection, an insurance requirement or they may want to confirm repairs stated have actually been carried out.  
    • Arranging for repairs to any deficiencies found before listing gives you more control over the repair costs and effectively takes any required repair costs off the negotiating table. It may even bring in stronger offers.
    • Typical home inspection report deficiency recommendations may call for “further evaluation by a professional…” to more understand the cause, repair required and the associated repair/ replacement costs. This can be time consuming and may hold up the sale but having a pre-listing inspection and said issues evaluated / repaired prior to listing and an offer being made can help eliminate this.
